We originate and manage opportunistic deals in their own SPV funds and invite Institutional, Family Office and High Net Worth investors to join us in structured investments. We have an active deal flow and investors can cherry pick which deals to participate in. Currently our focus is based around working with a number of real estate businesses seeking to raise external capital as part of the their growth strategy. We are also working on a fund which will deploy a blended debt and equity product to residential and commercial developers, as we feel this is an excellent way to take development exposure in a structured and diversified manor across the market.
We are not a fund but instead operate on a deal-by-deal basis providing our investors with concise and relevant information once a deal has been secured. This highlights the deal attributes, a clear business plan and the target for investor returns. Investors then contact us if they require further information and are interested in participation. Revelate creates a Fund SPV for the investment and carries out all of the financing and asset management providing a full service approach for investors. Given our broad base of asset management skills within the Private Equity Real Estate business we are sometimes mandated by specific investors to search for a particular asset type, which we then operate on behalf of the investor.
Our objective is to create long term joint venture partnerships out of these relationships. This maximises the joint skill set of both parties enabling them to deliver optimal value to investors and the newly created JV entity alike.
This model works well for principals with access to good deal flows in a market area that has a positive macro story, needing a bigger partner with access to capital to help them seize the opportunity to grow a substantially larger business.
We will invest in one-off development or investment and/or operational business acquisitions once they are real estate backed. This is done through forming views on cyclic and structural opportunities and positioning ourselves in order to deliver enhanced returns whilst focusing on core metrics. We work with many types of investors and can develop bespoke investment strategies based on return and risk profile.
